Wood Streets, Riverside

Wood Streets real estate, with a closer look at the details.

A traditional grid, a wide range of house styles and a lot of homes built before the Second World War. Here is how to look at them properly.

How the neighborhood came to be

According to the City of Riverside, the Wood Streets developed in connection with the 1913 extension of Magnolia Avenue across the Tequesquite Arroyo, which opened the land to residential development. The result is a traditional street grid rather than the curving layouts of later subdivisions, and a housing stock that varies from block to block, with much of it built before World War II.

Varied, not uniform

The variety is the point. Bungalows sit near period revival houses and later infill, and two homes of the same age can be in very different condition. Some properties in the Wood Streets are officially designated historic resources; most are simply older homes with character. Do not assume either way. If status matters to your plans, the historic homes guide explains how to check.

Tour checklist

  • Layout: how the rooms connect, where the bedrooms sit relative to living space, and whether an addition changed the original flow.
  • Storage: closets in older homes are smaller. Look for what has been added and where you would put your own things.
  • Parking: driveway width, garage size and condition, and street parking on the block at the times you would use it.
  • Outdoor space: lot orientation, mature trees, drainage and how the yard relates to the house.
  • Improvements: what has been updated, whether it was permitted, and whether it matches the quality of the original work.
  • Condition: roof, plumbing, electrical and foundation, with a specialist inspection where the general report raises a question.

If you are selling

Buyers of Wood Streets homes ask detailed questions, and the sellers who fare best are the ones who can answer them. Before the home goes on the market, Sarah walks it with you, notes what should be repaired, documented or simply explained, and builds the presentation and pricing conversation around what your property actually offers.

Preparation checklist

  • Gather receipts, warranties and permits for work done during your ownership.
  • Decide what to address before listing and what to disclose as-is.
  • Review comparable sales with Sarah, including how they differ from your home in condition and updates.
  • Plan photography and showing times around the features that are easiest to appreciate in person.
